How did it come about? In 2019, a consortium was formed by CapitaLand Limited, City Developments Limited (CDL) and Ascott Residence Trust (Ascott Reit) to redevelop this former Liang Court site.
The redevelopment plans were also in line with the government’s efforts to revitalise the Singapore River area. Under the plans, the site will be surrounded by a pedestrian promenade that links to a larger pedestrian network along the Singapore River.
Former Liang Court is no more: it’s now the site for integrated development CanningHill Piers.
There are also long-term plans to increase social and green spaces and to improve connectivity between the nearby parks like Fort Canning Park, Istana Park and Pearl’s Hill City Park.
Integrated development CanningHill Piers itself will launch in the latter half of 2021. It will comprise residences, serviced apartments, a hotel and a mall, boasting not only river views but also a hillside location. Is this property worth staying and investing? We take a deeper look.
Developers + Architects
The developers involved in the residential component of CanningHill Piers, CapitaLand and CDL, are top guns in the real estate scene.
CapitaLand is known for its array of big-name malls in Singapore, but they have also developed other iconic condominiums including One Pearl Bank and d’Leedon. CDL, on the other hand, was involved in a number of hotels as well as a series of integrated projects including South Beach Tower and Quayside Isle @ Sentosa Cove. With the developers having such an incredible portfolio, the development of CanningHill Piers is definitely in good hands.
For the design-savvy, you’ll be pleased to note that the design architect for this development is Bjarke Ingels Group (BIG). Founded in Copenhagen, this design group is known for their bold architecture and modern sensibilities. Many of their mixed-use projects, including 8 House in Copenhagen and CapitaSpring in Singapore, encompass sustainable features that are kind to the surrounds and are designed after in-depth analyses on the local culture and climate.

Location and Surrounding Amenities
The development sits on a glitzy location within District 6 along the Singapore River. This district itself has few residential properties, which makes a residential unit here that much more valuable.

The adjacent River Valley neighbourhood at District 9 has also always been popular with expats, notably the Japanese, thanks to its proximity to Orchard, Downtown Core and Singapore’s nightlife. You also see a sizeable population of affluent locals in this area.
There is nothing short of amenities in this location. Restaurants, cafes and bars dot the meandering scape along the Singapore River, while the nearest malls, UE Square and The Central, are both within a 10-min walking radius and packed with plenty of retail, food and beverage options.
In terms of supermarkets, Cold Storage at UE Square is the nearest. Further out, there is a Sheng Siong at 52 Chin Swee Road, which is also within a 10-min walk.

But you don’t have to look further than within the development for amenities right at your doorstep. Within CanningHill Piers will be a two-storey commercial podium, comprising retail and food and beverage outlets, managed by CapitaLand mall.
If you like being at the centre of activity, this is really it. The development is essentially surrounded by a large number of restaurants and clubs, some of which open till late at night. It’s also a popular tourist area with a number of hotels in the vicinity. Also, within CanningHill Piers itself is Moxy Hotel, which is slated to open in 2025.
And with URA’s plans to increase vitality and accessibility (walking and cycling routes) between the quays and along the Singapore River, you can expect to be surrounded by a lot of hype and buzz.
Nature lovers, you have your share of greenery at Fort Canning Park, located opposite the development and conveniently accessible via an overhead bridge. Be treated to verdant views if you pick the right unit, as some apartments will be facing the park.

The views are definitely a big draw for CanningHill Piers. With the residential towers at 48 and 24 storeys tall, higher floors will indulge in views of the surrounding cityscape while the lower floor units will feel close to the river or the park.

Transportation
Fort Canning MRT station along the Downtown Line is right next to this development. This is a huge plus for those working at the Downtown Core, since it’s just three stops to Downtown MRT station.

A 3-min walk will also take you to Clarke Quay MRT station, which is located on the North-East line. The station is just one stop to Dhoby Ghaut Interchange and three stops to Harbourfront Interchange, making it very convenient for you to connect to other MRT lines.
CanningHill Piers is well connected thanks to its close proximity with both Fort Canning and Clarke Quay MRT stations.
For drivers, the area is also very well connected to the expressways, CTE, AYE and PIE, so you will get to bypass the smaller roads and traffic lights for a smoother journey.
