The 99-year leasehold condo, when built by Dec 2022, will sit right next to Sixth Ave MRT along the Downtown Line, with direct sheltered access to the station. That, and the fact that it’s sitting within one of the most prestigious neighbourhoods in Singapore.

The site was won at $553m or $1,540 psf per plot ratio by developer Allgreen Properties, who is also known for other luxury condominiums like RV Residences, SkySuites@Anson, The Sorrento, and One Devonshire. Fourth Avenue Residences will be eventually part of the developer’s The Bukit Timah Collection, a trio of luxury housing within Bukit Timah that will also comprise Juniper Hill (the former Crystal Tower) as well as the former Royalville.

When it comes to location, there’s much to shout about for Fourth Avenue Residences, whether it’s relating to transportation options, the accessibility to amenities, or the choice of schools.

Nestled amidst a Good Class Bungalow (GCB) zone, the condo gets to enjoy relatively unblocked views, particularly for units on higher floors, as the surrounding building heights are restricted to only two storeys.

Transportation
There will be a direct linkway to Sixth Avenue MRT station from the condo.
Sixth Ave MRT along the Downtown Line is literally doorsteps away from Fourth Avenue Residences. The station is 9 stops away from Downtown station, where the CBD area is. It’s also just two stops away from Botanic Gardens station, which links up to the Circle Line and four stops away from Newton, which connects to the North-South Line.

There are plenty of buses traversing outside Fourth Avenue Residences along Bukit Timah Road and Dunearn Road, taking you to areas on the western side of Singapore such as Jurong East and Clementi as well as to the eastern side of the island such as Eunos and Bedok. Buses here can also reach areas like Buona Vista, Raffles Boulevard as well as Toa Payoh.
For drivers, access to the PIE and BKE takes just 3 minutes and 6 minutes respectively. Thanks to the condo’s prime location, driving to key employment nodes in Singapore will only take less than 20 minutes approximately. The CBD area can be reached in 18 minutes, the One North district is an estimated 12-minute drive, and Jurong East Central is a 13-minute drive away.

Guthrie House sits just next to Sixth Ave station. Besides a small selection of eateries, there’s also Cold Storage supermarket. More food options can be found along Sixth Avenue, ranging from coffee shops and restaurants to cafes and takeaway shops.

From Fourth Avenue Residences, it’s a 15-min walk to The Grandstand, where there is a wide selection of F&B outlets, children’s enrichment, and recreation centres as well as lifestyle shops. There’s also a Giant supermarket and PasarBella, which features an artisanal farmer’s market concept there.
Restaurants and eateries at Greenwood Avenue can be reached in 20 minutes by foot, which is also the time needed to reach Coronation Plaza next to Tan Kah Kee station, one stop away from Sixth Ave MRT. The average-sized mall has a Fairprice Supermarket.
Venture out further to Bukit Timah Plaza (4-min drive), where there’s a Fairprice Finest supermarket. Nearby, shop for groceries in a local setting before taking a break at the hawker centre at Bukit Timah Market and Food Centre (5-min drive).
Come dinnertime, you’ll be spoilt for choices at the eateries along with Cheong Chin Nam and Jalan Jurong Kechil (6-min drive), some of which open till late. During the weekends, head for brunch at Cluny Court (6-min drive) next to the Botanic Gardens.
Schools
The condominium is located near several well-known primary schools in the area. Within walking distance is Raffles Girls’ Primary School (16 min). Other schools are a short drive away: Methodist Girls’ School (Primary) (5 min), Henry Park Primary School (5 min), and Nanyang Primary School (7 min).
The nearest secondary school is Nanyang Girls’ High School (10-min walk), Hwa Chong Institution (11-min walk), and Methodist Girls’ School (Secondary) (5-min drive).
There are several international schools within the vicinity. You can reach Hwa Chong International School on foot in 10 minutes. Swiss School is a 5-min drive away, Singapore Korean International School is a 6-min drive away and Chatsworth International School (Bukit Timah Campus) is a 7-min drive away.

One of the key highlights within Fourth Avenue Residences is its Olympic-worthy 50-metre lap pool. Want to be the next Joseph Schooling? This pool will prepare you for it. For kids, there’s the wading pool nearby. And if you want a more relaxing soak, check out the Jacuzzi Pods just next to it.

There are a total of 476 units, filled into nine blocks of between two and 10 storeys. Buyers can choose from 1- to 4-bedroom units. 1-BEDROOM
Size: 474 – 517 sqft
Getting a smaller unit is one way to maximise rental yield, if you’re looking to buy to rent. This 1-bedroom type packs all the essentials within its limited square footage. The communal facilities are set in a single line for an open-plan layout that improves traffic and light and air flow.
2-BEDROOM
Size: 624 – 646 sqft
For 2-bedroom units, there are several layouts to opt for. Some units come with both bedrooms located at opposite ends with the communal spaces in the middle, while some units come with bedrooms located on the same side and the communal spaces on the other side. There’s also a unit type that affords more privacy to the master bedroom, as it’s located right at the end and doesn’t face the communal spaces directly.
2-BEDROOM PREMIUM
Size: 689 – 721 sqft
Unlike the 2-bedroom units, the premium ones come with an additional bathroom, with the master bedroom having its own en suite. There are some layouts that feature a larger common bathroom, which can work with a tub. If you prefer more privacy from nosy neighbours, opt for the units whose front entrances face only the kitchen without a view of the living room.
3-BEDROOM
Size: 915 – 969 sqft
Some units come with an extended foyer area, which is great for folks with an extensive shoe collection or if you just want a bit more privacy from prying eyes. Kitchens in the 3-bedroom units feature a boxy, galley layout and you can work in a dry and wet kitchen concept with the dining area. If you’ve always wanted an open concept bathroom for your master en suite, Type C6 is worth a consideration as the flexible space allows you to hack the walls of the bathroom.
3-BEDROOM + STUDY
Size: 1,076 – 1,130 sqft
The 3-Bedroom + Study options are a huge upgrade. You get a laundry and yard area, an extra toilet, an open study area that can essentially double as another bedroom or a guest room, as well as a balcony with access via the master bedroom. Pay attention to the kitchen, yard area, as some units come with a larger kitchen but a smaller yard, and others come with a larger yard but smaller kitchen.
4-BEDROOM + STUDY
Size: 1,475 – 1,496 sqft
The 4-bedroom units have an additional suite, a Junior Master Bedroom that comes with its own en-suite bathroom. The main master bedroom is extremely spacious, with an en suite that has a fitted bathtub. In the communal areas, the living and dining rooms are in a large, open space while the kitchens are separated into wet and dry areas, making it the perfect setting for frequent hosts. Take note of the difference in layouts. Some units come with front entrances facing into the living room, while others are more private and face the foyer storage area. Also note that some layouts come with the Junior Master Bedroom separated from the Master Bedroom, while others are located adjacent to one another.

Final Thoughts
While most of the condominiums in the area are freehold, Fourth Avenue Residences’ proximity to Sixth Ave MRT is so good that it offsets its leasehold status. Plus, if you’re thinking of buying to rent, a leasehold condo might be a better option to maximise your rental yield as they tend to be slightly cheaper.
Location is stellar, in terms of transportation, amenities and accessibility to local and international schools. There’s also a good selection of units to choose from, catering to a wide range of lifestyle and family needs.
The only minor gripe we can think of is that it faces Bukit Timah Road. This major arterial road is heavily used in all parts of the day and is particularly busy during peak periods. Thankfully though, units at Fourth Avenue Residences won’t be directly facing the traffic as it’s buffered by the MRT station, the greenery as well as the tennis court.
