Sized at over 700,000 square feet, Treasure at Tampines is a sprawling estate located along Tampines Street 11 at the former site of Tampines Court, a privatised HUDC estate. When built, it will be one of the biggest condo developments in Singapore with a total of 2,203 units, placed into 29 blocks of 12 storeys each.

Its attraction goes beyond its size and number of units. Besides being located just adjacent to the popular Tampines Round Market & Food Centre, this 99-year leasehold mega-development is also a walking distance of Tampines Regional Centre and is served by three MRT stations—Tampines, Tampines West and Simei.
Because of its attractive land price—it was sold for $970 million to developer Sim Lian at $676 psf per plot ratio—potential buyers can expect the prices to be relatively affordable for Treasure. The expected TOP date is December 2022.
Surroundings

The area is part of a mature estate in Tampines and is relatively quiet and laidback even during peak hours on a weekday evening. Surrounded mainly by low-rise structures and residential flats, most of which are only 11 or 12 storeys high, Treasure at Tampines will likely have units that are unblocked.

Traffic along Tampines Street 11 is very light, with very few vehicles passing through. Units facing the expressways—the south of the site—might have to contend with higher traffic noise, however. Thankfully though, the southern area is very much buffered by verdant green so there’s at least some noise alleviation.

The park to the east of Treasure is currently under construction. Once completed, it will also add to the greenery around the area, helping to cool the site.
Amenities Nearby
Tampines Round Market and Food Centre, sitting right next to Treasure at Tampines, comprises a wet market, a hawker centre and several other food outlets and retail shops.
Tampines Round Market & Food Centre sits right next to Treasure at Tampines. The place is hive of activity during the mornings and early afternoons thanks to the wet market and large hawker centre. Most of the food stalls are only opened during the day and are closed by dinner time. Come evenings, settle for one of the many food joints or coffee shops within the premises. You will find most of what you need here. There is a Fairprice supermarket, various household and hardware shops, clinics, salons, among others.

Otherwise, head over to Tampines Hub (20-min walk), which is Singapore’s largest integrated community and lifestyle hub. Besides the wide range of F&B outlets and a hawker centre, the Hub also houses the Tampines Regional Library, various open community spaces for events, and a number of sports facilities including a football stadium, rooftop swimming pools, a bowling centre, gym as well as a rock-climbing facility.
There are more food and retail options over at the three shopping malls, Century Square, Tampines Mall, and Tampines 1, located next to Tampines Hub and Tampines MRT. You will find supermarkets Cold Storage at Tampines 1 and Fairprice at Tampines Hub.
Treasure’s proximity to Simei means residents can also enjoy the amenities there, including Eastpoint Mall, located right next to Simei MRT and a 15-minute walk from the condominium and reached by crossing an overhead bridge. Besides the number of food choices there, there’s also a Phoon Huat right across from the mall, a haven for baking aficionados.
Transportation Convenience
Treasure at Tampines sits between three MRT stations—Tampines West (Downtown Line), Simei (East-West Line), and Tampines (Downtown and East-West Lines) all located less than 20 minutes by foot. The lines provide a direct connection to downtown areas in Singapore such as Marina Bay CBD area, a factor to consider if you’re renting your unit out to expats. The East-West Line also provides a direct connection to Changi Airport.
The bus stop directly in front of Treasure is a feeder service that reaches Tampines Interchange. But walk a little further (approx. 6-min) and you will reach a bus stop that takes you to areas like Yishun, Toa Payoh, Bishan, Bedok, Punggol, and even Changi Airport.
The exit and entrance into the PIE are also located right behind Treasure, so if you’re driving, there’s no need to pass through too many traffic lights to reach the expressway.
Schools
There is quite a number of primary schools within 1km: Angsana Primary School, Changkat Primary School, Chongzheng Primary School, Junyuan Primary School, Tampines Primary School, and Yumin Primary School.
Reaching the nearest international schools in the area such as The Japanese School, UWCSEA East Campus as well as One World International School Changi Campus will require less than 10 minutes by car.

There are a number of pros to getting a unit at Treasure at Tampines. Because of the relative fewer condominiums in the area, the demand for Treasure will always be there, which is good news if you’re thinking of eventually selling the unit or renting it out.
Treasure is probably the only condo development launched this year in District 18. So if you’ve always wanted to live in this area, now’s a good time as any to get hold of a unit here. If the indicative prices are any indication, price isn’t going to be a major deterrence. The condo looks set to be one of the more affordable launches in 2019.
On the surroundings front, the vicinity is very tranquil, which lends a feeling of exclusivity. Get a unit on a higher floor if you’re seeking out unblocked views, a high possibility as the area is mainly surrounded by low-rise structures.
